Garage Door Maintenance Checklist
A little regular care keeps a garage door running quietly and safely for years. Here is a free checklist you can follow at home, plus the jobs that are best left to a technician for safety reasons. It is all on this page - nothing to download or sign up for.
Your garage door maintenance checklist
Safe to do yourself
- Watch and listen as the door runs - note any grinding, banging or hesitation.
- Check the door balance: with the opener released, the door should hold roughly halfway.
- Clean the tracks of leaves, grit and cobwebs, and wipe down the rollers.
- Lubricate rollers, hinges and the opener chain with a suitable garage-door lubricant.
- Test the auto-reverse: place a solid object under the door and confirm it reverses on contact.
- Wipe the safety photo-eye sensors near the floor and check they line up.
- Tighten any obviously loose brackets and fixings you can safely reach.
- Replace remote and keypad batteries if the range has dropped off.
Leave these to a technician
- Spring replacement or re-tensioning - wound springs store dangerous energy.
- Cable replacement - a frayed cable can let the door fall if it lets go.
- Off-track re-railing and bent-track repair.
- Opener wiring and any mains-voltage work - this is licensed-electrician work.
- Panel or section replacement and colour matching.
If any of these come up, send us the details and we will help you arrange the right specialist.
Keeping on top of garage door repairs in Brisbane
Brisbane's heat, humidity and summer storms are hard on garage doors, and bayside salt air harder still. Running through the safe checks above every month or two, and booking a professional service every one to two years, catches small problems before they strand your car or leave the house unsecured. The safe list is genuinely safe for a careful homeowner; the technician list involves stored spring tension, lifting cables under load and electrical work, which is where people get hurt attempting a DIY fix.
Our method and sources
This checklist follows common manufacturer maintenance guidance and Australian safety advice: keep the door balanced, keep the tracks and sensors clean, test the auto-reverse, and leave spring, cable and electrical work to a qualified person. The single firm rule is the legal one - any mains-voltage wiring on a powered opener must be done by a licensed electrician under the Queensland Electrical Safety Act 2002, as set out by the Electrical Safety Office (Queensland). Nothing here replaces a professional inspection; if in doubt, ask a technician.
Prefer we handle it?
If your door is due a service, or one of the technician-only jobs has come up, send us the details. Your details help us understand what you need and respond clearly, and you get a written quote before any work begins.
Assumption set
This checklist assumes a standard residential sectional, roller or tilt garage door that is still on its tracks and safe to observe from the floor. Homeowner checks are limited to visual inspection, cleaning, lubrication, balance awareness and safety-reverse testing. Spring tension, cable replacement, off-track repair, opener internals and any fixed electrical wiring are excluded and should be handled by a qualified technician or licensed electrician where required.
